GDS can provide assistance with all aspects of the development process from site selection, building acquisition, project team selection, project design, project management, budgeting, scheduling, financing, contractor selection, construction, project commissioning and project close out. GDS will customize these services for each project in order to best service the individual client’s needs.

SITE SELECTION

SITE SELECTION

GDS will evaluate alternative site locations with the assistance of necessary consultants and then, put together comparisons of the positive and negative attributes of each site in regards to zoning, entitlements, site planning, constructability and environmental issues.

PROJECT TEAM SELECTION

PROJECT TEAM SELECTION

GDS will create RFQ’s and RFP’s necessary to solicit proposals from consultants required for the project. After receipt of the consultant proposals, GDS will provide an analysis and comparison of each proposal and make a recommendation to Ownership for selection of the individual project team members. GDS will prepare contracts for each consultant for execution by Ownership.

BUDGET AND SCHEDULE DEVELOPMENT

BUDGET AND SCHEDULE DEVELOPMENT

GDS will work with and manage the consulting team to develop preliminary project budgets and schedules to be used by ownership to evaluate project viability. If it is determined that the project is viable, GDS will continue to refine and maintain the project budget and schedule to ensure a successful result.

WEEKLY PROJECT MANAGEMENT

WEEKLY PROJECT MANAGEMENT

GDS will run weekly project meetings in person or via conference call, through the pre-development and construction phases; and provide a project Action Items Ownership Memo with tasks, due dates and responsible parties. GDS will distribute weekly Action Items Ownership Memo to all participants for the next project call. GDS will set up a weekly ownership call to review open items.

DESIGN DEVELOPMENT

DESIGN DEVELOPMENT

GDS will work with the design team through the schematic, design development and construction document phases of the design process to ensure that all program requirements are being met and the design can be achieved within the budget objectives set forth by Ownership.

PERMITTING AND ENTITLEMENT

PERMITTING AND ENTITLEMENT

GDS will solicit and evaluate proposals from Permit Expediters. Assist in filling out Owner required permit applications. Coordinate submission of all required drawings by architect and consultants to obtain zoning approvals, environmental approvals, building permits, and any other federal, state or local permits that may be required to successfully execute the project.

GC CONTRACT REVIEW AND VALUE ENGINEERING

GC CONTRACT REVIEW AND VALUE ENGINEERING

GDS will solicit and evaluate proposals from General Contractors or Construction Managers for pre-construction services. Once a GC/CM has been selected, GDS will assist evaluating any potential Value Engineering and finalize negotiations for a GMP or Lump Sum Contract. GDS will attend contractor and sub-contractor “scope review” meetings as requested and identify and report to ownership.

GOVERNMENTAL/UTILITIES INTERFACE

GOVERNMENTAL/UTILITIES INTERFACE

GDS will attend meetings and will coordinate all owner related agreements with the Utility Companies, Building Department, Telecommunications Companies, and other third parties that may be required to execute and operate the project.

CONSTRUCTION ADMINISTRATION

CONSTRUCTION ADMINISTRATION

GDS provides on-site construction administration by attending weekly construction meetings, acting as the owner’s on-site representative. GDS oversight helps ensure timely delivery of the general contractor’s services. GDS will advise ownership of deviations in the project time, budget, or any other issues affecting the timely completion of the project.

FF&E AND BUILDING START-UP COORDINATION

FF&E AND BUILDING START-UP COORDINATION

GDS will manage the consultant’s preparation and distribution of FF&E bid packages required for the project. GDS will assist in selection of building engineer and building commissioning and start-up. GDS will assist the management company with start-up and service agreements such as; refuse removal, window washing, security, elevator, and landscape maintenance.

PROJECT CLOSE-OUT

PROJECT CLOSE-OUT

Project close-out activities include collection and distribution of maintenance and warranty information from the general contractor, coordination and completion of contracted responsibilities and punch list items by the architect, general contractor, sub-contractors, service vendors, consultants and others. Upon completion of all punch list and warranty items, securing of final certificate of occupancy, and securing of final lien waivers, GDS will recommend final payments and close-out of the project.
